STRATEGIC CONSULTING SERVICES

Our team is committed to fostering meaningful dialogues that empower individuals, municipalities, and organizations to effectively engage with their communities, craft cohesive narratives, and implement micro-housing principles.

  • • Municipal/county zoning analysis to determine the feasibility of building missing middle housing typologies

    • Identify discrepancies between community land use and housing goals and zoning regulations

    • Draft new housing policies and identify next steps for municipal and county governments

  • • Site selection and land feasibility assessment

    • Development of high-level project budget/pro forma and design program

    • Work with client to translate goals into an overall budget and financing strategy

    • Connect clients with our network of affordability-focused impact lenders, investors, and grant opportunities

    • Develop strategies to meet affordability objectives, if applicable

PRE-DEVELOPMENT SERVICES

While we don’t typically bring in our own funding outside a single concurrent self-initiated project, MicroLife can help our clients and partners bring pocket neighborhoods to life.

  • • Build upon feasibility assessment and client vision to deliver a high-level site plan

    • Consult with municipal/county planning and technical staff to align project with local requirements

    • Develop layouts and schematic designs for each unit type

    • Develop high-level project budget/pro forma

  • • Work with our network of architects and engineers to develop a full set of construction documents for permitting & buildout

    • Develop full interior design documents and project material schedules

    • Develop a detailed project budget/pro forma

  • • Manage entitlements, including rezoning, PUD approval, land subdivision or combination, variances, etc.

    • Oversee the permitting process and any other required approvals

    • Strategize and establish HOA/condo board, land covenants, and any other required legal entities

    • Coordinate elements of affordability strategy, such as deed restrictions, covenants, and other partnerships

CONSTRUCTION MANAGEMENT & PROJECT MARKETING SERVICES

  • • Procure and manage Construction Contractor

    • Manage project schedule, budget & payments

    • Manage project to full completion and certificates of occupancy

  • • Strategize and assist with sales & marketing plan

    • Develop project branding concept & design

    • Plan and execute promotional events (ribbon cuttings, tours, etc.)

    • Promote project within our network of interested homeowners, missing middle advocates and partners
