11 Alive News: City of Atlanta cracking down on Airbnb, short term rentals

As you know, Atlanta's short-term rental market has just been hit with a big shockwave: the city is tightening the rules on this vacation accommodation alternative. As part of the new legislation, a person can own a maximum of two short-term rentals (similar to Airbnb), one of which has to be their primary residence. Additionally, owners must be Atlanta residents, countering the number of corporate-owned, out-of-state rentals. Undoubtedly, this will result in a sharp decline in short-term rentals across the city.

It’s legislation that has been met both with thunderous applause, and frustration at the loss of revenue. There are certainly benefits to short-term rentals. That unique getaway experience when traveling truly can’t be beat. However, in the housing crisis we are currently facing, immediate action like this makes a huge impact by creating viable housing options for Atlantans struggling to find a home. Per the US Census Bureau, there has been a 37% decrease in available long-term rentals in Atlanta since 2019. Only 4.9% of rentals in the city are currently available for long-term rent.
